The Schaumburg real estate market is still a "buyer market" and there are many good buys out there. Anyone thinking of buying a home should consider this a prime opportunity to purchase. Interest rates are still very low and many experts believe interest rates will rise to above 7% by next year. Schaumburg IL Market Update (6/18/2008)

Schaumburg's real estate market has improved over the last few months, but is still holding with 7.4 months worth of inventory. This number includes all single family and attached housing. With 689 total listings available at the end of May vs 745 in 2007 the numbers are slightly improved.

The total months of inventory peaked in December 2007 at 13.2 and that number has slowly decreased as more homes have sold then have been added to the market over the past few months. If current trends continue we could get to a "normal" market (6 months of inventory is considered normal) before this year is over.

There are currently 217 single family homes listed on the MLS with a price range of $243,000 up to $1,250,000. Of the 217 homes currently listed 24 of them are currently under contract. This leaves 193 single family homes available.

Attached homes are either condos, townhomes, or coach homes. There are 427 attached homes on the market with a price range of $94,900 for a studio condo up to $729,000 for a luxury 3 bedroom 2 and 1/2 bath townhome. 44 of these listed homes are under contract as of today and that leaves 383 attached homes that are available. This is a huge inventory of homes and shows how strong the current buyers market is.

Schaumburg Real Estate Market Update

The Schaumburg market has continued to be slow, but is just starting to show signs of increased activity. This increased activity might bring Schaumburg out of the buyers market it has been in for months now.

If you are looking to buy this is a great time as there are a lot of good deals out there. People that need to sell fast are having to sell their homes at a discount and the is good for buyers.

Even those that need to move up should consider this a prime opportunity. While they might have to sell there home for a little less, say 3%, they will get to save at least that much on the home they buy. If you are selling for $200,000 with a $6,000 reduction and buying a $300,000 with a $9,000 reduction you come out ahead. Notice that 3% was used on both examples, but it actually is a higher reduction to move more expensive homes as they are taking longer to sell so a move up buyer is even better off.

Million Dollar Homes?

With recent teardowns and infill building that has gone on in Schaumburg you would expect there to be some million dollar homes in Schaumburg. Yet over the last year there has only been one sale for over a million dollars and that was for the "land value" as the property was on over 3 acres. The 3 acres sold for $1.3 million and will be the site of custom home in the near future.

Currently there is one property listed over a million dollars and at $1.2 million it just might be a little overpriced. While it's 4 bedrooms, 3.1 baths, 3 car garage, 4000+ sq ft, and golf course views might be enough to demand over a million in many of Chicago's NW Suburbs Schaumburg just isn't there yet.

Schaumburg has plenty of high paying jobs, good schools, and more than enough restaurants and shopping so the million dollar price will be broken soon. The only question is when...

Before you contract a realtor there are several things that you should really consider so that the search for your new home will be a lot more fun and a lot less stressful. When you know what you want and need you can then direct your realtor of choice to help you find the house that is out there waiting for you.

Determine Your Needs
The first thing you need to do is determine what you personally need from a home. For instance, if you have a family of six you probably aren’t looking for a one or two bedroom home. Decide how many bedrooms you need as well as how many bathrooms would be desirable. Consider whether you can deal with more or less of either bedrooms or bathrooms. Also think about what type of yard you’ll want around your house. If you have a big dog, you may consider a big yard a necessity. Do you desire a specific type of floor plan? If you don’t want stairs or you do want that second story that you have been dreaming of these are all things that you should write down on a list. You should also consider overall square footage. Schaumburg Housing Bubble

Is Schaumburg IL running the risk of a burst in the "housing bubble"?

First off I would say there isn't a true housing bubble as that would mean that nationwide there would need to be a drastic price reduction across the whole US housing market. This will not happen as housing is a local market and not al areas have had the huge runup in prices. Some cities might be in trouble, but not in the Chicagoland area.

The Chicago Metro area is still one of the most affordable major metro housing markets in the United States. Chicago metro area is also expected to have a strong job growth that will bring more workers to the area that will need housing over the next decade.

The MLS or multiple listing service is how Real Estate agents find properties for their clients. Many websites are designed to trick visitors into thinking they are going to get to see the MLS when in fact they are just lead generators. These sites sell your name and contact information to one or more agents. Lending Tree, Home Gain, RealEstate.com, and many others make millions selling unsuspecting visitors information to real estate agents.

To avoid this you show look for local real estate agents sites, avoid big commercal sites. The local agent is the only one that has access to the MLS, large national sites can't post the MLS as they do not have access. The local agent is a free resource to buyers and should be used. A good agent will have free MLS access on their website, but will need a little personal information. The reason for this is that the real estate boards require a login for MLS access.

Ask anyone and they will tell you that the real estate market is slower now than last year at this time. Last year at this time there was no question that it was a Sellers Market. Even homes that where overpriced due to agents willingness to "buy" a listing had a chance of selling. Now that the market has slowed proper pricing and marketing are needed to sell even the nicest homes.

Gone are the days of putting your home in the MLS and having it sold in 24 hours with multiple offers. Now while we are still in a Sellers Market it has become increasingly important to price the home correctly or it will sit on the market and get a reputation as a "problem house". Buyers want to see new listings, not a home that has been on the market for 3 or 4 months.

Free Credit Report

There are currently 152 single family homes listed on the MLS with a price range of $227,000 up to $1,500,000. Of the 152 homes currently listed 46 of them are currently under contract. This leaves 106 single family homes available in all of Schaumburg.

Attached homes are either condos, townhomes, or coach homes. There are 281 attached homes on the market with a price range of $112,900 for a studio condo up to $576,000 for a luxury 3 bedroom 2 and 1/2 bath townhome. 136 of these listed homes are under contract as of today and that leaves 145 attached homes that are available.

This is one of Schaumburg's great condo buildings. Many of the owners have been here since the building was built in 1976. A lot of the units need some updating, but they are very large condos for the money and well worth the investment.

In April a 3 bedroom 2 bath unit closed for $170,000. Other than this unit none have closed this year.
